With respect to last year, in 2019 the number of Spaniards over 18 years old trying to lease a property has increased by five percentage points. It has gone from 9 to 14%.
This is one of the main conclusions reached by the report «Experience in the rental 2018-2019» of Fotocasa, in which a study of the real estate market was carried out in the last twelve months and that shows certain improvements with respect to the last year.
On this occasion the main changes in relation to rent are studied. The news regarding the previous year come both from the supply side and from the demand side. On the one hand, we find a much more adult and mature tenant profile, with growing families, who are looking for an apartment in the same town but who do not travel so much for work reasons, and whose reasons for finding a home are not the same than last year. On the other hand, that of the tenant, there is a different situation: the offer has been reduced compared to 2018, the owners do not have the same feeling as the tenants of negotiating the price and the motivations that lead them to put the house in rent are different.
Undoubtedly, the most notable difference is that, despite the increase in Spaniards looking for housing compared to last year, there is a great imbalance between supply and demand: there are more people looking for housing than those who put their property for rent.
These and others are the conclusions drawn from this report on the rental experience.
